Description

Enjoying an elevated position, with far reaching views, located in a former farmstead courtyard, handy for both the Lake District and Yorkshire Dales, a successful, low maintenance, impeccably presented, two double bedroomed barn conversion holiday cottage, with impressive, open plan living space.

Offered to the market with no ongoing chain, a great opportunity to acquire a beautifully presented barn conversion, offering the perfect combination of character, comfort and investment potential. Ideal as a peaceful retreat or a successful income-generating holiday let, the property occupies an enviable elevated setting with panoramic views across the North Pennines and Westmorland Dales.

Forming part of a courtyard development of carefully restored former farm buildings, the cottage has been finished to a high standard while retaining the charm and authenticity of its original heritage. The attractive stone-built exterior blends seamlessly with the rural landscape, creating a welcoming and tranquil setting in one of the region’s most scenic locations.

Designed in a reverse-level style to take full advantage of the far-reaching views, the accommodation is both stylish and thoughtfully arranged. The property offers two spacious double bedrooms and a well-appointed bathroom on the lower level, while upstairs the bright and inviting open-plan living space combines the lounge, dining area and kitchen into a sociable and relaxing environment. Exposed beams, character features and tasteful décor add warmth and personality throughout, successfully combining traditional charm with modern convenience.

Outside, the cottage benefits from private outdoor seating space, and is low maintenance and easy to manage, making it particularly appealing for those seeking a lock-up-and-leave holiday home or a ready-to-run holiday rental investment.

Available with the majority of contents by negotiation, and being advertised on a number of holiday accommodation websites with 5 star reviews, is offered with forward bookings as an investment. Operated at a level to suit our client’s needs, currently with a season from Easter to October half term, with plenty of potential to operate year round, the property has a gross average income circa £9000, with accounts details available on request.

Ideally situated for exploring both the Lake District National Park and the Yorkshire Dales, Bert Cottage is perfectly placed for walking, cycling and enjoying the many attractions of the surrounding area, while still offering a sense of privacy and seclusion.

Please note: current planning regulations restrict the property from being used as a primary residence.
