Description
Location:
The Sportsmans Inn is situated just off Market Place in Bishop Auckland, an historic market town in County Durham, located 11.2 miles southwest of Durham, 30 miles southwest of Newcastle and 22.9 miles northwest of Middlesborough. According to the 2021 Census, 16,130 residents live in the Bishop Auckland civil parish.
The town is renowned as the former home of the Prince Bishops of Durham and as a major cultural hub, the centre of which is Auckland Palace, a magnificently restored building that served as the base for the powerful Prince Bishops of Durham for nearly 1,000 years. Other local attractions include The Spanish Gallery (the first and only UK gallery dedicated entirely to the art of the Spanish Golden Age) and Kynren (a history-themed outdoor production featuring hundreds of volunteer actors, pyrotechnics and horses which takes place during the summer months).
Bishop Auckland is currently undergoing a massive, £192 million regeneration scheme. Key building projects include a £26.6m leisure centre on Watling Road, a new STACK leisure and social hub on Newgate Street and major upgrades to the surrounding cultural attractions, driven by The Auckland Project, a regeneration charity within the town. Bishop Auckland’s transport infrastructure was recently modernised with the completion of a £6.4 million transport hub on Saddler Street, designed to improve connectivity and access to the town centre. This has been a major factor contributing to the rise of local tourism.
Construction is also underway for a new 59-bedroom hotel on the north side of Bishop Auckland's Market Place, on the site of the former Queen’s Head, Postchaise and Monaco buildings. Again, this project is being led by The Auckland Project. The new hotel is located directly opposite The Sportsmans Inn and may well lead to an increase in trade.

Business:
Our clients purchased The Sportsmans Inn in 2001 and have leased the property for the duration of their ownership. The most recent tenants (who paid rent of £30,000 per annum) left in early 2026. Prior to the tenants’ departure, the first floor had undergone refurbishment in order to convert the space into Airbnb style accommodation. These works have been partially completed and, as such, our clients are willing to finish these improvements at an incoming tenant’s request. Alternatively, the property is available for freehold purchase.
The Sportsmans Inn (previously known as 'The Merry Monk' ) is renowned for being Bishop Auckland's 'go to' late night venue and has operated on a 100% wet-led basis. Nonetheless, an incoming tenant may wish to use the catering kitchen within the ground floor staff room to offer a basic food menu.
Our clients have not operated the business themselves, therefore no trade is sold or warranted. Historic trade accounts are not available. Prospective purchasers must make their own assumptions as to likely trade levels having due regard to the location and potential of the site.
