We offer property for sale by immediate, unconditional contract. This means that the fall of the electronic gavel constitutes an exchange of contracts between the buyer and seller. Both parties are legally bound to complete the transaction usually within 20 working days following the close of the auction but this will be confirmed within the legal documentation.

Reserve & Guide Price - Generally speaking Guide Prices are provided as an indication of each seller's minimum expectation. They are not necessarily figures which a property will sell for and may change at any time prior to the auction. Virtually every property will be offered subject to a Reserve (a figure below which the Auctioneer cannot sell the property during the auction) which we expect will be set within the Guide Range or no more than 10% above a single figure Guide.

+ Fees - If you are the successful bidder, Strakers will sign the auction contract on your behalf and you will pay the 10% deposit plus a buyers fee of £600 including VAT on any Lots purchased at or below £49,999 or £1,800 including VAT on any lots purchased at £50,000 or above. There may be additional fees listed in the Special Conditions of Sale payable to the seller and you are advised to check this prior to bidding.
