The land comprises of 3.06 acres of grazing and pasture land. The land is flat is most areas and has a stream running through, providing natural water supplies.

The boundaries consist of drystone walls, post and wire fencing and mature hedgerows. Prospective buyers are advised to walk the boundaries and will purchase in their current condition.

Access to Lot 1 is via two points, one off Back lane and the second off an unnamed highway.

The land extends to 3.0 acres [1.24 hectares] of grazing and pasture land. The land is flat in most areas and has natural water supplies running through. In Field number 1 there is a 6.40 m / 3.70m concrete built field shelter.

The boundaries consist of dry stone walls, post and wire fencing and mature hedgerows, of which require some maintenance to become livestock proof and will be purchased. Access to Lot 2 is directly of Back Lane.

Heading north on the A590 Towards Newby Bridge after approximately 1.9 miles take the exit for Cartmel/Low Newton/High Newton. Turn right onto Cartmel Lane and Immediately left onto an unnamed highway. Continue for approximately 1 mile until you come to the land end. For Lot 2 turn right and the land is on your left. For Lot 1 please turn left and then turn right onto an unnamed highway, over a small bridge Lot 1 is on your right.
