DESCRIPTION
Point House is a substantial modern country house, in a superb rural setting close to the South Downs, with an annexe, garaging, and gardens and grounds extending to approximately 3.63 acres. The property was constructed in 2007 to a very high specification with attractive external elevations that include flint and brick with half clay tile hanging and a pitched roof covered in clay tiles. The stunning and very generous size accommodation is arranged over three floors and includes excellent entertaining space with high ceilings and large windows, all with a very pleasant outlook over the gardens, with swimming pool, and the land. The property is fitted with hardwood double glazed doors and windows and has high levels of insulation and a ventilation/heat recovery system. There is under floor heating over the ground and first floors. The kitchen is fitted with De Dietrich appliances and the bathrooms fitted with Villeroy and Boch. In addition, there is a detached cottage providing further residential accommodation and the scope to work from home.

Outside, Point House is approached over a private lane to the ‘in and out’ entrance drive. This leads to the house, onto the cottage and then to the 3 bay open bay garage. There are extensive gardens and grounds with large areas of lawn, a large York stone paved terrace, a heated saltwater swimming pool with electronically operated safety/thermal cover and a pond, In all the property extends to about 3.63 acres.

SITUATION
Point House is situated in a superb rural location off a private country lane, close to the foot of the South Downs and within the South Downs National Park. There is direct access onto local bridleways and footpaths that lead over the stunning neighbouring countryside and on to the South Downs. The historic town of Petworth is about 3.5 miles to the north with an excellent range of quality and independent shops, also Petworth House and 750 acres of parkland designed by Capability Brown. Pulborough mainline station (about 7 miles), provides a service to London Victoria, London Bridge, Gatwick and the south coast.
