Farmland is one of the essential raw materials of the farming industry. It is needed by every farm, whether arable, livestock or mixed. As such the market when selling bare farmland is generally more predictable than it is for a farm with a house and business attached. For any given land holding it will often be clear what the market is like, what it is likely to be worth, and who the most likely buyers are. When selling bare farmland potential buyers include farms and estates looking to expand, non-farming buyers and investors, institutional buyers and property developers in some cases. However, in every case it is the land’s use as farmland that underwrites both the demand for it and its intrinsic value.
When selling bare farmland, it is by no means unusual that a farming neighbour (or neighbours) will be waiting in the wings. In the first instance it is advisable to take expert advice from a local agent or consultant on what the local market for your land is like, and whether an open market sale or auction would be a way to test that market. If your land has potential for sale to an investor, developer or other non-farming buyer then it could benefit from exposure to the wider market. This might be by national open market sale, auction or a direct off-market approach to a known buyer.
What Matters to Buyers of Farmland
Land type and quality. Including official classification, yield history where applicable and other issues such as water supplies and watercourses, drainage and flood risk
Boundaries and access. Whether the boundaries are properly registered, clearly defined and well fenced or hedged. What access the land offers both internally via tracks and onto public roads
Restrictions and encumbrances. Whether any part may be subject to a lease or licence, restrictive covenant, environmental designation, planning restriction, overage clause or similar
