The acreage of land under vineyards has grown strongly over the past two decades and English and Welsh wines are now highly acclaimed on the world stage. Land devoted to viticulture can also attract a substantial price premium over other agricultural land. However, in the scheme of things, this is a very niche market indeed: the number of vineyards is small and the number of buyers and sellers in the market at any one time is even smaller. While in some ways this scarcity of supply benefits sellers, it means that the prospects for selling your vineyard are difficult to predict with any degree of accuracy.
Selling a specialist operation such as a vineyard calls for specialist advice; an estate agent or general rural land agency is unlikely to have ever sold one. Advisers need to be knowledgeable about not only the prospects for the land but also for the vines, the property and any ongoing business or goodwill. The interest in a less proven or less mature site could be tested with an open market or auction sale. A well-established site with a track record could be offered off-market to a party already in the industry, who may be willing to offer the best price to secure it.
