The land is designated as Grade 2 and Grade 3 land with the soils belonging to Peacock soil association which is described as being deep humose calcareous clayey and non-calcareous fine loamy over clayey soils.

The Property is offered for sale by Private Treaty as a whole or in two lots.

OVERAGE
The property is subject to an existing Overage Agreement. The Agreement is for a period of 80 years with a value uplift of 50% and commenced November 2012.
